Our individual lifestyle living communities operate under different sets of rules, so please refer to your community of interest to understand the guidelines in that community.

Yes, your guests are more than welcome to stay with you in your home and enjoy the facilities and activities on offer. For longer stay guests, consent from the community management must be obtained.

Ingenia Federation communities are designed for independent living, so we do not offer any on-site care options such as cleaning, meal services or medical support.

However, we can happily connect you with appropriate care and support offerings to support you staying in place in your Ingenia Federation home – please chat to our team for more information.

Yes, our communities have active resident and social committees, which are made up of volunteer residents within the communities.

Our Sunshine community offers a dedicated community bus; however all of our communities are located close to public transport and are within easy reach of amenities such as shops and medical facilities.

Each of our lifestyle living communities have CCTV cameras at its entrance as well as surrounding the community for the safety and peace of mind of residents.

Many of our lifestyle living communites offer boat or caravan storage for a nominal annual storage fee. Please speak to the team at your community of interest for more information!

Yes, under our unique land lease model, you will own your home and lease the land it sits on.

Yes – as you own your home, you are responsible for maintaining it.

No – under the legislation which governs our retirement communities, you’re unable to rent out your home.

When you buy into an Ingenia Federation community, you do not pay body corporate charges, stamp duty or council rates. Instead, you will pay a regular lease payment for the land on which your home sits, which also covers general maintenance of community facilities and gardens as well as our on-site manager who looks after the day-to-day community operations.

If you receive a pension payment, you may be eligible for additional rental assistance support from the government to partially subsidise your regular lease payment. For full information about government subsidies, refer to www.humanservices.gov.au/rentassistance.

Apart from your regular lease payment, you will need to consider your own electricity, gas, water consumption, phone and general household expenses, as well as your home and contents insurance.

In the event your community is sold to a new owner, your tenure will be protected by the Local Government Land Lease Communities Act.

If you decide to sell your home in an Ingenia Federation community, our expert team will assist with the sales and marketing of the home.

Yes, as you own your home, it will become part of your estate. Your beneficiaries can reside in the home if they meet the community’s criteria, or they may simply sell the home. If a different person/s were to move into the home, a new lease agreement would need to be signed and any outgoings paid.

The deferred management fee is a common feature in many independent retirement or lifestyle living community and is a way of making it more affordable to buy into the community initially by deferring part of this cost until you leave the community.

This fee is charged when your home is sold on to a new owner, and is calculated as a percentage of the outgoing sale price. Our Ingenia Federation communities operate under a deferred management fee model – please speak to our team for more information.
